Being prepared for a multitude of temperatures in Colorado, we often see quick snow storms blow in. So how do you know when to use your sprinklers again? Did you winterize your sprinklers in the first place? If you did not, you chance water freezing in values, pipes and sprinkler heads, causing the water to expand, burst and destroy your system. Exposed pipes in unheated areas of the home, such as an attic, crawl space or garage, are often the last to be checked, giving them time to leak.
When the water bursts, gallons upon gallons of water will damage your property and home. So how do you take care of your property’s pipes?
It is a good practice to keep the temperature in your home 55 degrees Fahrenheit or above. Additionally, you can open kitchen and bathroom cabinet doors to let in warmer air, which will circulate around the plumbing.
Often left unchecked, a hose spout will flood a basement. Remember to remove all exterior hoses and shut off interior valves to those hoses.
Unfortunately, pipe bursts happen even when you do take steps to prevent it. If a pipe burst occurs here are steps to take:
- Shut off the main water line
- Turn off your heating system
- Turn off electric devices
- Cover your electricity main box
- Protect your possessions- move furniture, clothing etc. away from the burst pipe
- Remove as much water as you can with buckets or pans, and place fans and a dehumidifier in the area
- Call your insurer if you think you may need to file a claim
- Record the damage for use in an insurance claim
